Lease-ups involve filling new or renovated properties with tenants, and with high commissions and bonuses on the line, it’s a chance to maximize your earnings. Here’s how to land a lease-up role and excel in it.
FIRST - Land a Lease-Up Position
1. Gain Experience: Start with roles in property management or sales to build relevant skills.
2. Be Pushy and Speak up: While working, request to participate in any upcoming property takeovers, short staffing properties and events. Use these opportunities to network with regional managers and others outside your immediate property circle. This helps get your name out there and builds your reputation across the organization.
3. Showcase Skills: Highlight your sales abilities and follow-up experience in your resume and interviews.
4. Apply: Look for openings with key words - LEASE-UP on new developments or renovations.

Second - Excel in Your Current or Lease-Up Role
1. Be Bold: Push for every lease with confidence. Highlight the property’s best features and don’t shy away from closing the deal.
2. Follow Up: Regularly check in with prospects to keep the property top of mind and address any concerns they might have.
3. Track Performance: Calculate your closing ratio (leases signed vs. leads) to measure success. Aim to improve your ratio monthly by setting and reviewing goals.
As your reputation grows, you’ll be invited to participate in more projects without having to ask and making a name for yourself through networking opportunities, you can significantly boost your income and advance your career.
