Saturday: Reject your Coworker follow request

But first: Amazon products that help our lives to cope with the heat.

SATURDAY EDITORIAL

Happy Pipeline Saturday. Another weekend, another heat wave. To cope I’ll be scrolling through my discomfort while hunkered inside with the AC(when I get off). I’ll also be contemplating Sydney Sweeney Strapless Bandana Skirt Set(so cute) but where am I going in that.

However, Summer is a hot season for leasing—not just because of the weather, but because many people are on the move. College students are preparing for the new school year, families prefer to relocate while kids are out of school, and people are generally more active in seeking new homes due to the price increases everywhere. Here’s how to make the most of leasing in the summer heat and keep both you and your prospects cool and happy.

1. Showcase Cooling Amenities

When the temperature rises, air conditioning becomes a top priority. Highlight units with strong air conditioning systems, ceiling fans, or smart thermostats that allow for efficient cooling. If your community features a swimming pool, shaded picnic areas, or indoor recreational facilities, be sure to emphasize these amenities during your tours.

2. Schedule Tours Smartly

To avoid the heat of midday, schedule tours during the early morning or late afternoon. These times are not only cooler but also typically more convenient for prospects who might be working or busy during the day.

3. Offer Refreshments

Offering cold drinks like bottled water, iced tea, or lemonade can make a big difference. This small gesture shows thoughtfulness and helps prospects feel more comfortable during the tour.

4. Create a Comfortable Environment

Make sure the apartment is cool before prospects arrive. Turn on the air conditioning well in advance so they walk into a refreshingly cool space. This immediate relief from the heat can positively influence their perception of the apartment.

5. Highlight Energy Efficiency

Energy-efficient windows, insulation, and appliances that help keep the heat out are great selling points. Highlight these features as they not only contribute to comfort but also lead to savings on utility bills, which is a significant consideration for many renters.

6. Leverage Virtual Tours

For those who prefer to avoid the heat or are unable to visit in person, offer virtual tours. High-quality virtual tours can provide a comprehensive view of the property and are a convenient option for out-of-town renters.

7. Dress Appropriately

While maintaining a professional appearance, opt for lightweight, breathable fabrics. Your comfort is important too, and dressing appropriately helps you stay cool and focused.

8. Plan Community Events

Host summer-themed events like pool parties, barbecues, or ice cream socials. These events not only attract prospects but also give them a taste of the community vibe and a chance to interact with current residents.

Leasing apartments during the summer heat comes with its challenges, but with the right strategies, you can keep both yourself and your prospects cool and comfortable.

Part of your CAMS is your Appearance. I received this photo and found it a bit perplexing. While it's a cute picture, I'm not sure how it fits into a professional real estate brand image. However, if your goal is to showcase your personality, it could work for social media. Personally, I wouldn't go for this style, but the hair, makeup, and background are polished and professional, making it a nice photo overall. Tip: If you have a beautiful unit, use it as your background, but be sure to take the photo off the clock.

  3. Open the Prospect Card: Click on the prospect’s name to open their detailed profile.

  4. Edit Leasing Consultant: Look for the field labeled “Leasing Consultant” or “Assigned Agent.”

  5. Select New Consultant: Click on the dropdown menu next to the leasing consultant field and select the new consultant from the list.
